1. What an assessment is not
A Lendora IQ assessment is a risk-intelligence indicator. It is not:
- A valuation of the property, or a substitute for a RICS-regulated chartered surveyor.
- A compliance certificate confirming current or future compliance with Minimum Energy Efficiency Standards (MEES) or any other regulation.
- An energy bill, or an estimate of a specific building’s actual energy consumption or cost.
- A probability of default, credit score, or credit decision.
- Financial, legal, surveying, or energy-consultancy advice of any kind.
The assessment is designed to support, and does not replace, the judgement of your own qualified underwriters, surveyors, and legal or energy advisers. The final lending, valuation, or compliance decision is always yours.
2. Regulated lending
If your organisation is authorised and regulated by the Financial Conduct Authority (FCA), you remain solely responsible for ensuring that your use of any Lendora IQ assessment, and the lending decisions you make, comply with your regulatory obligations, including the FCA Consumer Duty and your own credit risk policies. Lendora IQ is not a substitute for those obligations and is not itself an FCA-authorised or regulated activity.
3. Third-party and public data
Assessments are generated primarily from two public UK sources: the EPC Register and Companies House. We do not independently verify, audit, or guarantee the accuracy, currency, or completeness of this third-party data. In particular:
- EPC certificates can be out of date (assessments carry a validity period and a property’s actual energy performance can change after a certificate is issued), and matching a submitted address to the correct certificate is a best-effort process that can occasionally be wrong, particularly for larger sites with multiple units.
- Companies House records reflect what has been filed and may not reflect a business’s current trading reality.
- Where a component of the assessment relies on a provisional or illustrative dataset rather than a fully validated production dataset (for example, sector benchmark distributions during early deployment), this is disclosed in the assessment’s own limitations section at the time it is generated.
4. Forward-looking regulatory information
Any reference to future energy efficiency standards or compliance deadlines (for example, proposed EPC B standards or future MEES thresholds) reflects UK Government policy proposals and consultations as understood at the time the relevant page or assessment was produced. These proposals may change, may require secondary legislation to take effect, and may not become law in the form described. You should verify current requirements against official sources such as gov.uk and legislation.gov.uk before relying on them.
5. No warranty; use at your own risk
To the fullest extent permitted by law, Lendora IQ assessments and the underlying Service are provided without any warranty of accuracy, completeness, reliability, or fitness for a particular purpose. Use of an assessment to inform a business decision is entirely at your own risk. See our Terms of Service for the limitation of liability that applies to the Service.
